Bath room remodeling and budget planning.

You've been thinking, I'd like to the do the bathroom, I just don't know how much it will be?

First, lets start off with what you can afford. Next, let's consider time or how long do you have.

Third, is there a leak ?

The leak always trumps anything you may want to do.

Most baths leak at the faucet, usually a worn out part is malfunctioning. This could be for a number of reasons such as oxidation to parts, hard water has left some calcium and magnesium deposits.

O.K. lets consider that the valve has to be changed. That sounds pricey just hearing it !

Your average valve set at home depo starts at $ 200.00 for a descent looking one. Yes, some are cheaper, but consider that this is the heart of the bathroom and this is not something you want to do again. Labor ranges on the complexity of the valve you chose. Labor starts at 200.00 and can go as high as 650.00 depending on the model you choose.

After tackling the leak lets consider the walls and tub. Tubs unless yours is dinged up with patches and several coats of refinishing will be fine. Taking out your old tub can be an all day ordeal, some houses seemed to be built around the tub. If it's gotta go it's gotta go. Removing a tub properly and disposing will start at 300.00 up to 750.00 depends on what floor it on and how heavy.
Next, we consider the walls and what every client I have ever worked for has wanted those to go as well. Removing the wall call for a couple of items and the first item is patience. It seems very easy to just take a hammer and go to town, but you can cause more issues and it actually goes faster if your care full. Removing shower walls goes for 300.00 to 800.00 depending on the tile and how it was put in. If your not taking out the tub, make sure that the tub is covered well with a thick painters droppcloth and taped well.
Now comes the fun part choosing the tile and grout. The choices are almost endless. Keep in mind the style of your home and go with a theme that compliments.
Before we install tile we must choose what to install the tiles too. The tiles go to a water resistant backer board. There are more and more varieties showing up on the market today. Prices for these backer board start at 3.00 per foot installed and can go up to 7.00 depending on size and conditions.
Finally we install our beloved walls to the backer board, again options are unlimited. Do you want " diagonal, straight, brick, herring bone and the choices are to many to mention. Remember to consider the style of the house. Tile installation for walls starts at 10.00 and con go up to 40,50 per square foot depending on material and pattern.
So there you have it, all the steps and basic introduction to cost.
The bathing experience is more than just taking a shower to some us, it may be about a renewing time.
